Something Different For Florida

Central Florida lost 9,700 residents in the past year, reversing a decades-long trend of population growth for the Orlando area, according to estimates released Wednesday.

The region’s population drop accounted for about 17 percent of the state’s total loss of 58,294 between April 1, 2008, and April 1, 2009, according to the estimates by the University of Florida’s Bureau of Economic and Business Research. It’s largely the result of people leaving the area in search of jobs. Orlando ranks near the top of the state in unemployment and was listed as one of the worst cities in the country to be looking for work by Indeed.com, a site that aggregates job listings on the Internet.

Lake was the only Central Florida County to gain population, and much of it came in Clermont, which is becoming an affordable suburb of Orlando, and Lady Lake, which borders The Villages mega-retirement community of 70,000 people.

A Little Light…

For the fifth straight month construction of single-family homes nationwide rose in July according to government reports, increasing almost 2 percent to the highest level since last October. In addition the number of building permits issued climbed nearly 6 percent.

According to the National Association of Home Builders every new home completed creates on average nearly three jobs and generates approximately some $90,000 in taxes paid to local, state and federal authorities.

Appears first time home buyers are not only beginning to make a dent in the resale inventory, but are moving toward new home construction as well.

Preparing To Sell – Repair Damaged Flooring

One of the very first things potential buyers notice is the floor.

Tip 6: Cracked tile, stains or worn out carpet in areas are all noticeable.  Cost to repair or clean in the southeast will generally average somewhere between $1,315 and $1,700.  The increase in price from these repairs can range between $1,800 and $2,400.  Return on investment: approximately 39%.

All of the little things add up.  It’s the attention to detail that at times makes the difference between a sale, and no sale.

Orlando Apartment Vacancies Up

Orlando’s multifamily-housing market had a 10 percent vacancy rate in June, up slightly from the end of last year, according to a report by CB Richard Ellis.

The average rent for the market through the second quarter was $803, close to 2005 levels, reported M/PF and Torto Wheaton Research. Those rates are expected to remain flat through the end of the year.

Most properties are offering a month’s free rent to attract tenants, according to the CBRE report.

The addition of new apartments is expected to slow further next year, with only 700 units expected to be added in four-county Metro Orlando in 2010.

CB Richard Ellis projects an increase of 159,000 jobs in the area during the next five years, which should drive the vacancy rate down to about 3 percent. It also forecasts about a 4 percent annual increase in rents from 2012 until 2014, at which point the average rent would be $933, according to the M/PF and Torto Wheaton summer 2009 report.

Archie Carr National Wildlife Refuge

Follow the migration of 10 sea turtles as they return from their nesting sites through out the Carribbean.  Using satellite technology, each turtle will be fitted with a transmitter that sends a signal full of information to an orbiting satellite each time the turtle surfaces for air.

The first turtle to complete a 1,628 mile migration from their nesting site to their feeding grounds wins.  It’s not a race, it’s a marathon.

Then, follow the progress of all of the turtles as they are released.  Each turtle is racing for a specific cause related to sea turtle conservation raising awareness about issues threatening their survival.
