Catch it if you can…
Property tax bills were mailed out early last week in Florida and are also available for viewing online. Here are the immediate four resort area county tax collector sites:
Lake County
Orange County
Osceola County
Polk County
Tax payment is due by March 31, 2010. However, there is a discount for paying before the tax deadline; these taxes can also be paid online. Taxes become delinquent on April 1, 2010.
The following discounts are applied for any payment:
4% Discount Paid In November
3% Discount Paid In December
2% Discount Paid In January
1% Discount Paid In February
Gross Amount paid In March – No Discount
Some homeowner’s property taxes are escrowed into their mortgage payments. In this case the mortgage company will pay the property tax in November to take advantage of the discount.
Also, regarding tangible property tax bills, most homeowners should be exempt. Confirm with the property appraiser’s office that no tangible taxes are owed, or have a reduced credit applied due to the $25,000 exemption.
If no property taxes are owed, then a January tax return for the tangible taxes will not be necessary.
If applicable, it is important to let a property management company know the tangible tax status as well, so that they do not file a return on the owner’s behalf.

Price reductions over the past 12 months in the new home market are beginning to show.
44 percent of of all single-family closings are carrying a price tag of less than $200,000 – nearly twice the share of homes closing in the range from a year ago. Builders started work on, and closed on more homes in the $150, 000 to $200,000 range than any other price category.
New home inventories have become tighter and the resale inventory has declined in the four-county metro area.
It is also clear that some buyers are foregoing foreclosures needing thousands of dollars worth of repairs in favor of a new property costing just a bit more in a better location.
The only two specialty markets expected do reasonably well in the near term are the ‘active adult’ communities and ‘resort home’ developments near the attractions due to the regions’ unemployment issues.
