This continues to demonstrate that even with the current large inventory of short-sale, bank owned and normal homes for sale available throughout the resort area, buyers will still chose to buy new homes with high quality home sites over price alone.
Windsor Hills
On the way to a home inspection yesterday morning, short cutting across Livingston, yet another example of new construction finishing up in of all places; Windsor Hills.
Even with the entire available resale inventory, there are still owners who prefer to ‘have it their way’ right from the start.
Lexington Green – New Home
It’s interesting to follow the steady trickle of sales this spring in all of the major subdivisions. While certainly nothing like the boom years, new homes sales do continue.
We see this in virtually all of the quadrants surrounding the WDW area.
Centerline Homes is working diligently toward the ‘build out’ of this community on SR #535 north of the Walt Disney World complex. During one of the slowest building periods in recent memory it’s interesting to see how many units this company has sold.
Just continues to show there is always a market for good quality at a good price point.
BISCAYNE
Twenty or so lots are all that remain in this small high quality subdivision of only just over a hundred homes. Being developed by Ashton Woods Homes, part of the Great Gulf Group of Companies, this project fits nicely into the Horizon Master Plan just north of Walt Disney World.
Home size ranges are 1,882 SF upward to 3,494 SF with price points between $219,900 and $409,900.
Sales are going not only to first time home buyers interested in innovation, luxury, quality and value, but as second homes for permanent residents living both in the US and overseas seeking the same cornerstones of excellence as well.
ASHEBROOK – Site #72
Located just east of Reunion Resort on CR #532, this small well located subdivision is showing signs of life. Price points starting in the in the $150′s are always attractive.
Price reductions over the past 12 months in the new home market are beginning to show.
44 percent of of all single-family closings are carrying a price tag of less than $200,000 – nearly twice the share of homes closing in the range from a year ago. Builders started work on, and closed on more homes in the $150, 000 to $200,000 range than any other price category.
New home inventories have become tighter and the resale inventory has declined in the four-county metro area.
It is also clear that some buyers are foregoing foreclosures needing thousands of dollars worth of repairs in favor of a new property costing just a bit more in a better location.
The only two specialty markets expected do reasonably well in the near term are the ‘active adult’ communities and ‘resort home’ developments near the attractions due to the regions’ unemployment issues.

This is just one of several ‘new starts’ on this quiet little conservation wrapped cul-de-sac in Providence.
It’s interesting to see Toll Brothers be able to continue to sell new homes in these somewhat challenging times.
3 - Different Stages
‘Ground prep’ can be seen on the lot in foreground, with the slab ready for walls on the next site, as the home on end waits for siding and roof work.
Construction on Dharma Circle in Anand Villas just keeps rolling along as Park Square Homes continue to sell new properties in a great location.
