WDO Inspection

WDO is short for wood destroying organisms. This inspection is often referred to as the 'termite inspection,' though in reality is more comprehensive than for just this one organism.

The report/form that is used in conjunction with this inspection is mandated by the State of Florida, not just any pest control company.

Wood decay fungi, referred often as wood rot must also be reported, at a minimum as a damaged area. Often mold and mildew are confused with wood decay fungi. The difference is however, is that wood destroying fungi penetrate and destroy wood, whereas molds and mildews are found on the surface only.

WDO's especially termites, are not found out walking around like an ant or roach would. The WDO biology is to remain hidden, thus the reason for the WDO inspection to be so critical. If any evidence is found, caution and concern should be observed.

Generally speaking, like the home inspection, if the cost of repairs arising from the WDO inspection exceeds the pre-agreed contractual limit, then either party can be released from the contract, with the return in full of the buyer’s earnest deposit; or the terms of the contract can be renegotiated.

Buyers are at liberty to employ any Certified WDO inspector of their choosing. If they have no preference, a good real estate agent will suggest at a minimum, three competent inspection companies.
